Designing for a Big Lot

Chesterland is where the suburbs quit and Geauga County starts. You are ten minutes from I-271 on Route 322, and yet the road you actually live on is a two-lane country road that runs for miles before it dead-ends in a cul-de-sac. Homes here sit on real land — the typical lot runs better than an acre, and plenty run several, most of it wooded.

Beautiful. Also a completely different lighting problem than a tight suburban street, and the reason a Chesterland job needs to be designed rather than just installed.

On a quarter-acre street, the house is the show. In Chesterland, the approach is the show. Your house may sit two hundred feet off the road behind mature hardwoods and spruce, which means a thin outline on the roofline disappears before anyone sees it.

So the design gets built for viewing distance and for the drive in. Roofline and structure first — peaks, gables, dormers, windows, columns and porch railings, the anchor of the whole design. Then the approach: walkway lighting and lit trees and shrubs along the driveway, so the property reads as one composition from the road instead of a bright box in the dark. Then the details — wreaths, garland and custom pattern designs on the Minleon commercial-grade LEDs we run.

Chesterland’s housing stock helps. Ranches, split-levels, Cape Cods and Colonial Revivals all light differently. A long low ranch wants horizontal emphasis and strong landscape work. A two-story Colonial with a front-facing gable wants the roofline carried clean and the columns wrapped.

Heavy tree cover is the single biggest difference between Chesterland and a subdivision job. Mature spruce, pine and hardwoods block sightlines from the road — but a wrapped evergreen out near the mailbox does more for curb appeal here than another fifty feet of roofline. Snow matters too: Chester Township sits on the western edge of the snow belt, and the lights need to be clipped properly the first time, because nobody wants a sagging line in January.

Everything is clipped. Nothing is nailed. Every strand hangs on plastic clips sized to your shingles and gutters. Nothing is nailed, screwed or stapled into fascia — ever.

You lease the lights — you never buy them. Light The Land owns them. Design, installation, mid-season service, takedown after the holidays and climate-controlled labeled storage between seasons are all included. Nothing ends up in your garage. Year-to-year, three-year and five-year agreements are available, and the longer agreements come with discounted rates and priority scheduling. If you ever decide not to renew, the lights simply come back to us.

Lifetime warranty on all parts. Anything that fails or wears out gets replaced — the only exceptions being damage from pets, misuse or accidents.

Free same-day estimate. We measure your roofline with satellite software, so you get a real number the same day you call. Nobody has to be home. A deposit and a signed agreement hold your date, and installations start around Halloween.

We are a small local crew out of Berea, now in our third season with more than 50 homes installed, and fully insured.
