Absolutely STUNNING! The Christmas lights on our house from Light the land are nothing short of magical. My wife told me to get the Christmas lights up this last Christmas and I said “absolutely honey”! I instantly called Light the Land. We spoke with Matthew and he made it super easy to pick colors and get them placed! Thanks Matthew! I hate ladders…

Matt and his crew and nothing but professional and courteous. They were a pleasure to work with in the initial set up and the communication from scheduling to completion was top notch. This is the first year I decided to have a professional install and due to the experience I had with Matt and his team, it is the only place I will look to go to have this kind of service completed. Thanks Matt !!!

Village Homes and Wooded Lots — Two Different Jobs

Chagrin Falls in December might be the single best argument for doing holiday lighting right. You have a waterfall running through the middle of downtown, Triangle Park, the Popcorn Shop at the top of the stairs, and the Lighting of the Greens turning the whole village on at once. Roughly four thousand people live here and the place gets photographed like it is a movie set — because it more or less is one.

Which means a Chagrin Falls house is not just lit for the family. It is lit for everybody who walks Main to see the falls.

Inside the village. The old east-side streets around East Washington and Philomethian hold homes running from the 1840s straight through to about 1914 — Greek Revival, Italianate with heavy brackets, Queen Anne and Stick-style Victorians with turrets and gingerbread, then Colonial Revivals and Craftsman bungalows filling the gaps. Steep pitches, dormers, deep porches, and a lot of trim detail that a careless install would fight with instead of flatter.

The other village factor is setback. Lots here are tight and houses sit close to the sidewalk, so every detail gets seen from ten feet away. That rewards clean work — straight lines, matched spacing, warm white that suits period architecture, garland wrapped on porch posts and railings, and window outlines that follow the trim instead of ignoring it. It also means nothing can be nailed, screwed or stapled into hundred-and-fifty-year-old fascia. Where a home has a slate roof we build the light into the gutter line, eave edge, window frames and columns rather than treating the roof field as a walkway.

Outside the village. Plenty of Chagrin Falls addresses sit on bigger wooded parcels along the river and up in the rolling ground east and south of the village — larger homes, long driveways, mature hardwoods, steep grade. Out there the roofline can disappear behind the trees, so we build the display outward: wrapped trunks, lit walkways and drive approaches, shrub beds and columns, so the property reads as a whole from the road.

Everything is clipped. Nothing is nailed. Every strand hangs on plastic clips sized to your shingles and gutters. Nothing is nailed, screwed or stapled into fascia — ever.

You lease the lights — you never buy them. Light The Land owns them. Design, installation, mid-season service, takedown after the holidays and climate-controlled labeled storage between seasons are all included. Nothing ends up in your garage. Year-to-year, three-year and five-year agreements are available, and the longer agreements come with discounted rates and priority scheduling. If you ever decide not to renew, the lights simply come back to us.

Lifetime warranty on all parts. Anything that fails or wears out gets replaced — the only exceptions being damage from pets, misuse or accidents.

Free same-day estimate. We measure your roofline with satellite software, so you get a real number the same day you call. Nobody has to be home. A deposit and a signed agreement hold your date, and installations start around Halloween.

We are a small local crew out of Berea, now in our third season with more than 50 homes installed, and fully insured.
