Big Lots, Long Setbacks, Heavy Canopy
Kirtland is nearly seventeen square miles, and better than a fifth of it is park and forest preserve — Holden Arboretum, Chapin Forest, Penitentiary Glen, and the East Branch of the Chagrin running through the middle of it. Gildersleeve Mountain tops out around 1,246 feet, high enough to see downtown Cleveland on a clear day. It is a city that reads like countryside, which is rare this close to Cleveland and the whole reason people move here.
It also means lighting a Kirtland house is a different exercise than lighting one in a subdivision. The lots are big, the setbacks are long, and the trees are enormous.
The typical Kirtland lot runs well over an acre, and the housing leans toward brick Cape Cods, Colonials, ranches and split-levels built from the mid-century onward, with newer custom builds scattered along the rolling hills off Chillicothe Road, Route 306 and Euclid-Chardon Road.
What that does to a lighting design is simple: distance eats detail. A single thin line along the eave of a house sitting 150 feet back behind mature oaks is barely visible from the road. So we build a Kirtland design in layers.
The house. Rooflines, peaks, gables, dormers, windows, columns and porch railings — the structural outline that gives the house its shape after dark. On a wide low ranch we push horizontal emphasis; on a two-story Colonial we carry the roofline clean and wrap the columns.
The trees. This is where Kirtland properties win. With this much mature growth on a typical lot, a couple of well-chosen wrapped trees or lit evergreens near the drive do more for the view from the road than any amount of extra roofline. We plan the tree work first on heavily wooded properties, not last.
The approach. Walkways, shrub beds, wreaths, garland and custom pattern designs on the Minleon commercial-grade LEDs we run, so the whole property lands as one picture instead of a bright spot behind a treeline. Heavy tree cover also means limbs and ice come down on lines that were not installed properly — which is exactly why how we attach matters out here.
Everything is clipped. Nothing is nailed. Every strand hangs on plastic clips sized to your shingles and gutters. Nothing is nailed, screwed or stapled into fascia — ever.
You lease the lights — you never buy them. Light The Land owns them. Design, installation, mid-season service, takedown after the holidays and climate-controlled labeled storage between seasons are all included. Nothing ends up in your garage. Year-to-year, three-year and five-year agreements are available, and the longer agreements come with discounted rates and priority scheduling. If you ever decide not to renew, the lights simply come back to us.
Lifetime warranty on all parts. Anything that fails or wears out gets replaced — the only exceptions being damage from pets, misuse or accidents.
Free same-day estimate. We measure your roofline with satellite software, so you get a real number the same day you call. Nobody has to be home. A deposit and a signed agreement hold your date, and installations start around Halloween.
